Sales & Concept
Our first conversations about your home — site, lifestyle, aspirations and budget. We assessed your block for orientation, slope and views, and translated your brief into an initial concept direction.
Design Development
Three rounds of refinement — adjusting layout, refining flow, sharpening the architectural language. Two on-site walkthroughs to verify proportions and connection to the land. Concluded with formal design sign-off.
Estimating
Detailed quantity surveying, supplier confirmations and trade pricing. We presented a fully itemised fixed-price contract with no hidden inclusions or vague allowances.
Working Drawings
The master document for your build. Every dimension, fixture height, electrical position, finish and material is being precisely documented for the trades who’ll build your home. This is where the design becomes buildable.

Engineering & Permits
Structural engineering certifications, energy efficiency assessment, soil testing and building permit lodgement with the City of Bayside. We manage the entire process and keep you informed at each milestone.
Pre-Construction
Site preparation, trades scheduling, materials ordering and your pre-start meeting with the site supervisor. You’ll meet the person responsible for your home’s construction and receive your detailed build timeline.
Construction
Slab, frame, lock-up, fix-out and finishing. You’ll receive a fortnightly site update with photographs, milestone confirmations and any decisions still needed. Site visits welcome by appointment with your supervisor.
Handover
Pre-handover inspection together, defect identification and resolution, owner orientation walkthrough, warranty handover pack — and finally, your keys. Your dedicated aftercare contact joins from this point forward.

Sarah Chen
Sarah is your principal point of contact throughout the entire journey — from your first conversation to handover and beyond. With fifteen years at Glenvill, she ensures continuity of relationship across every stage and every team member.
Marcus Lai
Marcus led the design development of your home through three iterations and brought the architectural vision to life. He remains involved through selections and signs off on every detail before drawings are issued for construction.
Priya Anand
Priya is currently leading the working drawings phase. She translates every element of the design into precise construction documentation, ensuring your build team has everything they need to deliver exactly as designed.
Jonathan Reeves
Jonathan prepared your detailed costings and fixed-price contract. He remains your reference for any contract questions or variation requests throughout the construction phase.
Construction (commencing pre-construction stage)
David Park
David oversees your home’s construction from site set-up through to handover. You’ll meet David at your pre-start meeting and he’ll introduce your dedicated site supervisor. David has overseen over 400 Glenvill builds in Melbourne’s south.
Site Supervisor
Your dedicated site supervisor will be your day-to-day contact during construction. They’ll be on your site weekly, send you fortnightly updates with photos, and welcome scheduled site visits. Appointment occurs at pre-construction stage.
Aftercare
Sarah Chen
Sarah remains your contact for the first twelve months after handover. Maintenance requests, warranty queries and anniversary check-in are all coordinated through her. Your relationship with Glenvill doesn’t end at handover — it begins.
